Urban Infill Development
Building Partnerships, LLC is managed by experienced developers in the Washington area with strong local knowledge. We have long standing relationships with real estate owners, attorneys, banks, the affordable housing community including DHCD and housing advocates, and brokers - all of which provide access to deal flow.
Developers and Tenant Consultants
Building Partnerships manages the entire development process including acquisition, architectural plans, construction and financing. When working with tenant associations, BP can either act as developer on behalf of the tenants or represent tenants interest with a third party developer chosen through a tenant controlled selection process. Tenants benefit from specific obligations which are spelled out in a Development Agreement. These benefits typically include the renovation of the building.
As the tenant consultant, Building Partnerships acts as the Tenant Association’s representative throughout the entire process – from forming the association to help identify the right Developer partner to completion of construction.
BP receives its consultant compensation from the financing of the purchase and renovation of the building – not from the Tenant Association. Working with Tenant Association (“TA”) board and counsel, the Development Consultant will represent the TA or Cooperative in the negotiation, monitoring and implementation of all phases of development.
Appraisal & Valuation Consultancy
Our sister company, M & B Appraisal Group, provides sophisticated valuation services to a wide range of clients – lending institutions, private lenders, business corporations, pension funds, insurance companies, federal and state agencies, non-profit groups and associations, attorneys, investors and developers. M&B was established in 1991 in Washington, DC. M&B is a trade name for Marcus Asset Group, Inc. which is a registered CBE (Certified Business Enterprise).
Construction Management Services
Building Partnerships provides construction and construction-related services which include project management and general contractor services. Construction teams are assembled by a core construction team based upon the specific work requirements allowing complete flexibility for project size. Michael Milliner heads BP's construction services arm. Mr. Milliner has a 30 year history of managing construction and real estate development projects in the Washington, DC region.
Tax Credits (ILHTC, NMTC, HTC) Consultancy
Building Partnerships partners have successfully used tax credits as equity for several projects and has added its capability to successfully use tax credits often through its strategic partner, EquityPlus, LLC., a privately-held investment and advisory firm focused on building value using federal and state tax credit investment programs. The firm’s founders have successfully financed projects using New Markets Tax Credits, Historic Tax Credits, Low-Income Housing Tax Credits, Industrial Revenue Bonds, and SBA & USDA Loans.
